submitted by Lauren Z. - |Recommended: YesA great place to live — I moved in to HOPS at the end of January, but I wish I had moved in sooner. I had been looking for a nice apartment for a couple of months in the north Richardson/Garland area. No apartments could compare to what HOPS had to offer. I especially love the feeling of safety that I get: Gated community, clean parking lots and landscaping, street lights, and attached garages. The apartments are not brand new (I think they were built in the 90's?) but the upgrade packages help update the style of the apartment. I love the accent walls, light fixtures, countertops and wooden floors. The complex itself is quiet and people are friendly. The staff at HOPS are always friendly and helpful. Stephanie was always so nice when I was first looking at HOPS and was very helpful when choosing the apartment floor plan. Maintenance staff are friendly and helpful also, the few times I have had to call for maintenance requests (all were non-emergent), they were done within the next couple of days. Although I have only lived here for less than a month, I can honestly say it is a great place to live.

Beautiful grounds, safe environment, respectful neighbors — I smile every day I drive to my "home," because I love how well maintained the exteriors are and how safe I feel walking around with my daughter. My only complaints are that I don't feel the units are energy efficient and I sometimes have problems with ants, but I don't feel these are unusual for apartment living. I would love to make this my permanent home. I love it's proximity to Hwy 75 and George Bush Tollway.

submitted by Beverly H. - |Recommended: YesOver all my experience has been a 10 — They are very well maintained and I've never had to wait on getting assistance. The grounds are beautifully well kept and clean. The apartments are roomy with the exception of the kitchens being very small. Overall I like it a lot.

submitted by Anonymous - |Recommended: NoExcellent layout, poor maintenance staff — It is very quiet and conveniently located. The neighborhood is safe. It is reasonably priced. However... The apartments are not well insulated. The AC cannot keep up in the summer. Pet rent is ridiculous since the dog park is just a fenced in drainage area and there are not enough pet waste stations. And don't even get me started about the old fence line down the middle of the "park" with the jagged metal sticking up out of the ground. You have to pay for valet trash and sometimes they do not even pick it up. Then they have the nerve to threaten to charge $25 per bag if it is left past 9:00. I have no problem with threats but if I follow your rules, you better provide the service rain or shine. Or how about you pay me $25 per bag that is not picked up and I have to take back inside to stink up my house. And it probably snows only 2 times a year here. Would it kill you to clear the sidewalks? Salt is a wonderful item that melts ice. The staff rides around in golf carts (packing the snow). I am sure it doesn't bother them. To avoid fines I have to walk 2 buildings over twice a day to the pet waste station it kind of bothers me to fall down when I do
response from property -It is a shame that you choose to stay anonymous. If you bring these concerns to me personally, I will resolve all of them and let you know how much we do. We put down 20 bags of sand, 10 bags of ice melt, and several bags of salt. When most companies in the DFW area were closed, our office was open. We addressed all emergency situations within minutes. In some cases when it was after hours, it took just the drive time from the location of our on-call maintenance person. In addition, please shop around the area, and you will see that pet fees, trash fees, and trash violation charges are standard for most apartment communities. I would think that you would be proud that we don't tolerate trash to be left out at our community. Zodiac Valet Trash Company is the contractor that we use to pick up our trash. They were not able to come out last week due to the horrible weather. The are a great company and have never missed a pick up in the past. Our dog park is unique. Most communities do not have one. Our park is surrounded with beautiful, mature trees, a creek, park benches, disposal area/trash can, and a functioning chain link fence. As you can see in our Resident Works Portal, our community is loved by many. I am proud to manage here and would love the opportunity to help resolve some of your concerns. submitted by Isaac R. - |Recommended: NoAverage with a few luxury amenities — Its just like any other complex, but at least the staff does try to be hospitable and pleasant. Maintenance is timely and helpful. There are somethings that could use more attention. For example, the plumbing could be better. Toilets clog up frequently and water pressure could be better. Apartments could be insulated better. Tenants have to perform their own weatherization because of the cracks found around doors due to foundation shifts. Foundation could use work because shift affects, insulation and routine tasks like cooking and opening the refrigerator.

Despite our age, we have been remodeling approximately 50 apartments per year. This upgrade package is available to you if you would like to go through the process. In addition, we have stocked a new weather stripping that has worked wonders for residents that have turned in work orders regarding front door draft. Homes of Prairie Springs does not require you to perform your own weatherizing. Please call in a work order so we know we have permission to enter and we would be happy to install new weather stripping for you. We have also recently had our construction contractors do an inspection of our foundations and we only found one minor problem in building 18. This will be resolved as soon as the weather permits. All the other shifting is normal. I hope this answers some of your conerns and helps for you to think of the opportunities we have for you.
submitted by Stephen M. - |Recommended: YesWell maintained with friendly staff — Apartments are fine, very homey with a park-like feel, but the complex is about 16 years old, so it's dated, mostly regarding kitchen appliances, bathroom fixtures and heating and air conditioning units. But, maintenance staff is very responsive to make necessary repairs, which can be expected on occasion. I have lived here a year and a half and my air conditioning broke down last summer, the roof leaked down inside the living room wall in the fall, etc. But when things are working, which is most of the time, it's a nice place to live.

submitted by Scott H. - |Recommended: YesOverall review — As for parkiing, around my building is very limited for the number of units surrounding us and there are many units own multiple cars and they take parking spaces. We are next to neighbors who have very loud cars. Especially when they start the cars in the middle of the night. Our unit started to show signs of cracked walls, wear and tear fixtures. Overall, we are very happy to be here and like how you take care of us!!! But It would be nice to get some attention to the units for the long time residents as far as the interior conditions. Thank you!
response from property -I apologize for your frustration on the parking concern. The fact that we have private garages for every apartment home does help the situation but not all of them have double car garages for families that have 2 vehicles. I have noticed that some residents use the driveway and the garage for parking which helps as well. In addition, we have a towing company that monitors nightly for inoperable vehicles, expired tags, violators, etc. I do try and make sure that we have done as much as we can to acommodate this situation and feel that we have been fairly successful. Do you have any recommendations on how we can further assist your concern? As far as the cracks are concerned, these are called stress cracks. They occur with the shifting of the ground over the years. The good news is that we do not have any major foundation issues that also cause cracks. These particular stress cracks can be resolved easily. May I have permission to send our paint contractor in to your apartment home to take a look?
