submitted by Ilse W. - |Recommended: YesLove living here. — I enjoy living here for a variety of reasons. The grounds are well-maintained, it's quiet and friendly, and the apartments are kept in good condition. It has a very neighborhood feel to it.

Our apartment is spacious and up-to-date.The bathrooms are HUGE. My favorite thing is the garden tub.Our kitchen is also very large and well laid out. The maintenance is good/prompt. The staff is really friendly and helpful. The grounds are nice and well-kept. I love all of the sidewalks throughout the property. It makes for a nice evening walk. The gym is also fantastic. We work out several times a week and are able to get a full cardio and weight workout in the gym.There is a variety of workout equipment so we can switch things up too. It's a very care free place to live. It feels more like a community than an apartment complex.
submitted by Michael A. - |Recommended: YesNice place to live in great location — Overall it is a nice property. Rent is too high for the product offered. (older applicances, fixtures and so forth) AC units are old and need to be updated. The staff at HOPS is very friendly.
submitted by Beverly H. - |Recommended: YesIt's a wonderful environment to live in — They are nice but a little expensive. My son relocated to Dallas and moved to Carrollton due to the prices here being too high. The absolutely loved it here.
response from property -We are so happy you loved it here at Homes of Prairie Springs. We study our Market weekly to determine rent pricing and our rates are right in line with area competition. In addition, we are a little different than most communities due to the attached garage on every home with private entry. This garage is included in the price of the home. submitted by David H. - |Recommended: NoOK, but could be so much better. — A/C needs to be replaced, it can not cool the apt to reasonable temp if over 90 degrees outside. No Parking in our corner of complex. Those two things make me not want to live here, at least this summer. If they could be fixed, I think I would love this place.

submitted by Betsy T. - |Recommended: YesGreat place to live — That it's a good place if you like lots of space to walk, or if you have a dog. Pretty landscaping. The only thing I am interested in is what happens to the landscaping waste after the workmen are finished? The last place we lived in practised green landscaping by composting clippings, and used environmentally safe fertilisers, etc. They also had a "wild" patch of landscaping that attracted bugs, birds, and butterflies.
response from property -That is a very good question. I will contact Prestige Landscape and ask questions about environmentally safe products. We have also been talking about putting together a resident garden. We have so much extra space by the creek and dog park. What do you think? Would you like to help plan and organize that?
submitted by Frankie C. - |Recommended: YesThe staff is like family. I feel like I'm home. — I always tell them the property is beautiful and very well kept with gorgeous trees and flowers. From my balcony I watch the squirrels play and birds gather food for their young. At times, I notice a rabbit near the bushes carefully mapping out his next move. I use the winding sidewalks for a walking trail throughout the complex, and at times the slopes provide extra strength training, which I need. Just before sunset is best for me in the spring, as the breeze brushes my face and I look into the clouds where a jet has left a smokey trail. To view God's creation is a miracle in itself, but when it includes such colorful sunsets and sunrises, I am in awe. I meet new friends sometimes along the trail and talk until the lamplights come on before going inside. The occasional barking of a dog in the distance or familiar scents in the air brings back memories from home or camp sites on vacation. I try to remember names of those I meet and when we meet at the mail boxes, we speak and I can call their names. They like the fact that I remembered their names and I'm impressed if they remember mine. That's why it's easy to call "The Homes of Prairie Springs" my home, and it also gives me so much material for writing my poetry. The verses are all around me, I just have to reach out and grab them. And anything that might need attention in my apartment is quickly taken care of by the capable staff. I tell everyone that I'm 10 minutes from work down Central Expressway and 15 minutes from my Prestonwood Baptist Church down George Bush Highway (190). Yes, I feel safe and comfortable in my Home and I'm fortunate to have good, quiet neighbors.

submitted by Morgan E. - |Recommended: NoComfortable — It's ok. There are pros and cons to every apartment complex. There is not enough parking and no hot tub, and the 2nd floor can get hot. However the neighborhood is quiet and in a good location. All of my visitors get lost trying to navigate through. There is not enough storage and old finishes throughout, and walls are very thin. The staff and neighbors are very nice.
response from property -All of our apartments have attached garages so our outside parking is somewhat limited. But you can always allow somebody to park in the driveway behind your garage entrance allowing two cars per apartment. Any additional cars or visitors will have to use the parking lot. In addition, we do have parking monitored to make sure any violators are not taking up usable spots. We do sit on 35 acres of land with 57 buildings so I can see where it would be somewhat confusing to navigate through the community. On a positive note, we have lots of beautiful, lush landscape and space. In addition, we are in the process of upgrading our apartment homes with updated fixtures, hardware, flooring, and paint. These upgrades are offered at renewal if you would like to consider updating your home. Please contact me about your upstairs being hot. I would be happy to send maintenance to take a look at your air conditioner. It may be something as simple as changing an air filter and checking the freon level. submitted by Keshia - |Recommended: YesIF QUALITY IS IMPORTANT, THIS IS IT! — HOPS is a great community in which to live. The apartment homes feel like homes versus your traditional apartments. The floor plans are conducive for quality living. The community is diverse....several nationalities, singles, families with children (watch out for the little people), retirees, etc. The property is well-maintained and request for service/repairs are managed efficiently. This location is extremely convenient....in very close proximity to I-75 and Bush Turnpike. I am able to walk to the Tom Thumb (for you non-Texans like myself, that's a grocery store. Lol!) and get my exercise in at the same time. One of the things that I love about HOPS is how the current manager and her staff make me feel when I stop by the office. Chelsea, Stephanie, Alberta, Tommy, Baron and Paula are the best! They get 5 stars for customer service. If you are considering HOPS, your search ends here!

I am actively involved with the City of Richardson crime prevention division and attend their quarterly manager crime watch meetings. Because of my relationship with them, I was able to distribute the literature on personal safety. In addition, one of the officers came to visit and inspected our community. He was able to give me advice and feed back. Hopefully this incident will make everyone concerned just like yourself. This concern turns into better awareness and makes people realize to watch out for one another. Please remember to report any suspicious activity to the police immediately. submitted by Jon H. - |Recommended: Yes10 out of 10. Best place I have ever lived. — This the best community living I have ever experienced. The neighbors are super friendly, the grounds are superbly taken care of, the staff is courteous and friendly, and the homes are spacious and well laid out. The only way to improve my experience is to make paying rent online a little easier. It would be nice to see like a balance, including water, sewage, and rent, itemized on the resident portal. It is really frustrating to not know how much you owe when paying bills every month, basically having to guess how much you owe.
